NYC Hudson rooms Group has been established to provide an outstanding selection of quality serviced short and long stay furnished apartments.
Our alternative way to an extended stay hotel. We offer one bedroom, two bedroom and studios apartments with all the amenities, including furniture, electronics, linen and towels.
NO hidden extras or booking fees involved.

Terms & Conditions

These are our own general Terms & Conditions, which covers general payment and booking terms.
It is standard policy within the vacation rental industry to collect a deposit at the time of booking.  This ensures that the guest is serious about renting. 
-The amount of the deposit we require is 40% when reserving the apartment online at our website or by phone. ?-The remainder of the payment (Full Payment) is due 21 days prior to the guest’s arrival by pay pal (with up to 5% charge fee).
-For Christmas and New Years, they will collect full payment 30 days prior to arrival.
-As an option: A remains balance of up to $500 can be paid in cash at the time of check-in for your convenience.
-The person checking in has to be the same person whose name is on the reservation.
- The prices of Apartments will be quoted in United States Dollars.
-Payments must be made in United States Dollars.
-Rates are based on nightly and/or seven-night stay; or monthly however the Apartments can be pro-rated for
Shorter and longer stays.

Damage policy

We inventory and inspect the unit before and after your stay.  You will be charged for missing items including linens, keys, door openers etc. You will be charged for excessive cleaning, dirty dishes, moved furniture, and garbage not disposed of in the proper receptacles. You will be charged for damage done to the unit beyond normal wear and tear.  You will be charged for violations to the house rules.

Arrival / Departure Times
-Check-in time for Apartment bookings is after 2:00pm and check-out time at 11:00am.

-In case guests require an early or immediate check-in on arrival, it is recommended that reservations are made from the previous night.

WE WILL MEET YOU PERSONALLY AT THE PROPERTY TO HAND YOU OVER THE KEY, AND FOR APARTMENT ORIENTATION.

-Not all properties offer a 24 hour check in facility. See property information for more details.
-Please note that in case a guest has not vacated the reserved property by check out time, a 'Late Check Out' fee will be charged without prior notice.
-Key collection varies from property to property. Please see property information.
-Please note that only ONE key will be supplied per Apartment. This is unchangeable due to security reasons.
-Please note that lose of key will result in penalty charge.

Confirmations

A confirmation is automatically emailed upon receipt of the advance payment and Pay Pal details.
The booking cannot be guaranteed until payment of advance payment has been received.
NYC Hudson rooms group cannot be found liable if a client does not receive a confirmation due to IT issues, i.e. - client supplying wrong email address or full mailboxes.
In case client did not receive a confirmation 24 hours after the booking has been made, it will be the responsibility of the client to contact NYC Hudson rooms group to receive an update on the status of his or hers reservation.

Cancellation policy

-Cancellations done by phone will not be accepted.
-We cannot guarantee that any requests for amendments or changes in dates will be satisfied without cost.
-Cancellations are subject to a fee of $50.00 + NYC Hudson rooms group service fee.
-All refund requests must occur within 60 days of apartment check out.

Cancellations / Amendments

For cancellations more than 90 days prior to arrival, there is a fee of $50.00. For cancellations less than 90 days prior to arrival and more than 31 days prior to arrival there is a fee of one night rent. There are no refunds for the deposit cancellations less than 30 days prior to arrival.
30 days to 14 days the company will charge 60% from the total order, less then 14 days there are no refunds for the total order.

Cancellations / Amendments- Additional Information

In the unlikely event that we cannot provide the booked accommodation, due to unforeseen occurrences we will try and relocate your property booking to another property. We take every precaution to ensure properties are professionally managed so that any such occurrence is extremely rare. We have no liability in respect of any other costs, losses or damages existing out of or in connection with relocation of accommodation since such relocation are outside NYC HUDSON ROOMS GROUP control.

Liability / Indemnity

We reserve the right to amend prices or to change accommodation without notice due to circumstances beyond our control. NYC Hudson rooms group takes all reasonable care to ensure that the information supplied on the website is accurate, however, we cannot guarantee its accuracy and we reserve the right to change this information at any time. Property information including, but without limitation, property details, photographs, virtual tours and/or floor plans is intended as a guidance only and should not be construed as statements of fact.
NYC Hudson rooms Group makes no representations or warranties of any kind with respect to the website or the content contained on it, including any text, graphic, advertisement, link or other item.
Furthermore, NYC HUDSON ROOMS Group nor any contributor to its website make any representation or gives any warranty, condition, undertaking or term either expressed or implied as to the condition, quality, performance, accuracy for purpose of the content contained on the website or that such content will be accurate, up to date, uninterrupted or error free.



Save in respect of liability for death or personal injury arising out of negligence or for fraudulent misrepresentation, we and all contributors to the website hereby disclaim to the fullest extent permitted by law all liability for any loss or damage including any consequential or indirect loss or damage incur red by the guest, whether arising in contract or other.
We will not be held responsible in any way for loss and/or damage to any personal belongings at the
Apartment nor will it be able for the acts or defaults caused by third parties. Guests are advised to
ensure their own insurance policies to cover loss or damage to personal property during their stay.
NYC Hudson room Group reserve the right to terminate with immediate effect, any agreements with parties resident in officiated properties in the event of conduct deemed as anti-social, immoral, improper, or illegal. Remittance will not be offered in any such event. Legal action will be taken where necessary. Investigation of such matters will be conducted on an individual basis.
